The Research On Risk Management Of Real Estate Projects Zhengxiang Waterfront

The real estate project risk is increasing facing the dual influence of the international and domestic environment.Project implies risk in project investment decision stage,the preparatory phase,construction phase of the project stage and project sales and rental.A little attention to operations,you may import the project into high risk situation,which will lead rupture of capital chain rupture in the entire real estate company.In this round of the competition in the real estate company,real estate companies were eliminated and even "run",which has a great negative impact on the entire real estate industry.Now our country economy and society is in the transformation of the accelerating stage,we must re-examine the development strategy of real estate enterprises from the new normal economic.The research of the risk management of real estate projects can effectively promote the healthy and sustainable development of the real estate market,contribute to China's economic development and economic growth.This article is based on the characteristics of real estate project risk,and it introduces the basic theory of risk management in real estate project from three aspects,such as the risk identification,evaluation and control in real estate project.And it has researched risk management through Hengyang Zheng xiang waterfront real estate project as a case.(1)The paper has constructed five level indicators of risk,such as environmental risk,construction risk,management risk,technology risk,and market risk,fourteen secondary risk indicators,such as natural environment risk by using check table method to identify the project risk.(2)The article has used the analytic hierarchy process to set up the index weight,and it has used the fuzzy comprehensive evaluation flow risk.The results show that Zheng xiang waterfront real estate projects is general risk in the overall risk.(3)This paper has proposed the control strategy for policy and regulatory risks,duration risk,financing risk,extension risk,security control construction scheme for contract risk,and demand risk according to the project situation by the risk analysis of Zeng xiang waterfront real estate project.
