With the development of China's economy,house prices have become an important indicator of economic development.The data show that the changes in house prices not only affect the economic development of the region,but also affect the distribution of urban and rural income gap in the surrounding areas.Therefore,in the current situation of accelerating the construction of new urbanization in China,how to regulate the rise of house prices and reduce the impact of house prices on urban and rural income gap is very important.In this paper,we divide China into different regions,and take the panel data of 31 provinces in 2002-2015 years(excluding Hong Kong,Macao,Taiwan and the same)as the source.Through the method of spatial analysis,we gradually analyze and finally establish a proper spatial measurement model,and analyze the impact of housing prices on urban and rural income gap in different regions.This study enriches the theory of urban and rural income gap and housing price correlation,and brings forward a new explanation for the expansion of urban and rural income gap,which provides a theoretical basis for the impact of house prices on urban and rural income gap,and provides a feasibility study for the two social problems that can not only control housing prices but also reduce the urban and rural income gap.And considering the data obtained from the comprehensive national analysis,the regional differences will be covered up.This paper analyzes the regional differences at the same time in the whole analysis,highlights the differences between regions,and puts forward the adjustment policy suggestions according to the analysis results,which can provide reference for the expansion of the urban and rural income gap and the healthy development of the real estate industry.The results show that,for the whole country,the rise in house prices not only widen the urban and rural income gap in interior of the region,but also widen urban and rural income gap in surrounding area.For the northeast region,the rise in housing prices narrowed the urban and rural income gap in whole area.For the eastern region,the rise in housing prices widened the urban and rural income gap in whole area.For the central region,the space effect and the spillover effect of the house price rise have no obvious influence.However,through the decomposition of the spatial effect,it can be seen,in the central region,the rise in housing prices will narrowed the urban and rural income gap in surrounding area.For the western region,although the rising house price increases the urban and rural income gap between the region and the surrounding areas,it can be seen through the spatial effect decomposition that the direct effect of housing price increases greatly widen the urban and rural income gap,but the indirect effect is not significant.Finally,in view of the conclusions of this study,the countermeasures are given: first,to build a differential house purchase policy,to relax the credit constraints of rural residents,to encourage rural residents to buy self housing in the city,and second,to rent and sell the same righting,to develop the housing rental market,and to make the residents,especially the low-income rural families,to be able to do so soon.Now the city is living in peace;third,optimize the household registration system,reform the urban-rural dual structure,improve the wealth of the rural residents,and reduce the urban and rural income gap.
