The Study On The Association Between The Urbanization And Real Estate Of Anhui

Urbanization is the population to urban agglomeration process. With the rapid economic development of our country, the level of urbanization in China has improved quickly, which exceeded50%the first time in2011,entering the stage of rapid development of urbanization, the residential needs of the urban population also increased.Anhui, a central province, has developed rapidly in recent years, the level of urbanization increased year by year. The urban population ratio reached46.5%in2012,real estate investment has increased year by year in Anhui. At present, the level of urbanization and real estate are both relatively low in Anhui, is still in the initial stage of rapid development. In the background of the rise of central China and leading by the Yangtze River Delta city group, the level of urbanization and real estate in Anhui Province city have huge potential to develop. However, if the laws and relationship between urbanization and real estate can’t be grasped, some problems may arise to hinder the quality of urbanization and the healthy development of the real estate industry.Therefore, the theory of urbanization and real estate are sorted out firstly in this paper, building a more comprehensive and systematic theoretical framework. Secondly, have a qualitative analysis on the relationship between urbanization and real estate in Anhui. Thirdly, analyze the correlation between the two from both horizontal and vertical:Horizontally, using SPSS software, select several indicators on urbanization and real estate of the17cities in Anhui Province in2010,firstly extract the comprehensive index and the score value of the urbanization and real estate using principal component analysis, then calculate direct path coefficient and indirect Path coefficient that the six indicators of real estate act on the comprehensive indicator of urbanization and the six indicators of urbanization act on the comprehensive indicator of real estate, to know direct effects and indirect effects degree of the various indicators of real estate on urbanization and various indicators of urbanization on real estate;Vertically,using eviews software, select several indicators on urbanization and real estate of anhui Province from1995to2011for the study, then verify the causal association of urbanization and real estate by using Cointegration test and Granger causality test. Finally, conclude based on the above analysis and put forward practical policy recommendations on the coordinated development of urbanization and real estate.
