Study On The Applications Of Total Cost Management In Small And Medium-sized Real Estate Enterprises

At present, the management policy of the state of the real estate market, the new country of five implementation, marking the country to continue tightening policy to control the real estate market, American financial crisis, the real estate consumer confidence factors such as the Real Estate Company’s survival increasingly difficult, the era of real estate profits in the past, so in this paper, the research object of the small and medium-sized real estate enterprises not only seek to maximize profits in project cost management, is also seeking cost minimization. The introduction of comprehensive cost management theory to solve the key problems of cost management in small and medium-sized real estate enterprises become the problems in cost management. The purpose of this research:using the "total cost management" theory, from the specific problems of cost management in small and medium-sized real estate enterprises perspective, combined with a comprehensive cost management theory, conducts the research to the problems in the cost management, puts forward the corresponding countermeasure.This paper introduces the comprehensive cost management on the basis of theory of (TCM) theory, introducing the concept of TCM, target, principle of management, mainly introducing the research content of real estate projects in TCM, and then to the small and medium-sized real estate enterprise application TCM for further analysis, through a comparative study of different cost management theory, put forward the improvement idea of TCM mode problems.The core content of this paper includes two aspects, the first is to establish the TCM management system for the small and medium-sized real estate enterprises. From the small and medium-sized real estate enterprise perspective, the total cost management theory, through the management system of management thoughts, management organization, functional departments of the responsibilities, the cost management system, cost information management platform and so on discussion, establishment of TCM management system; second is through the research on the key problems of small and medium-sized real estate enterprises application TCM system, based on the theories of whole process cost management measures, problems in the process of project implementation between use total factor cost management theory to study the cost of each element of the problems in the application of cost management theory, measures of cost management in the cooperation of all members of the problem. In the case analysis part is mainly through the establishment of D company as the representative of the TCM management system for the small and medium-sized real estate enterprises, the feasibility analysis of total cost management theory is applied to solve the practical problems of small and medium-sized real estate enterprises.
