With the rapid development of urbanization and industrialization in China, more of thecollective construction lands are objectively needed to meet the demand of urban development.However, the fairness of the process for the collective construction land to entering the market inis restricted, resulting in the aggravation of imbalance between land supply and demand. Takingcollective construction land as the main research object in this thesis, the market value and valuecomposition of constructive land is analyzed; the exploration of value distribution between interestsubjects when collective construction land enters the market is made; and reasonable suggestionsfor making collective construction land fairly entering the market and protect the rights of interestsubjects are provided.This research utilizes a variety of research methods including literature statistics andtheoretical analysis, qualitative and quantitative analysis, GIS spatial analysis and microeconomicsmodel and so on. Through defining the functions of land property rights, we analyze theexperiences acquired from legal and policy constraints and pilot practice on collective land forconstruction in China, and investigate how to achieve the function of collective-ownedconstruction land during the transaction from the perspective of its property rights. On this basis,the analysis of horizontal and vertical constitution of land value and the increment incomeresulting from the transaction of collective construction land in the market is carried out.According to related theories of game theory, we discuss on the motivation and strategies of righttransfer made by different relevant stakeholders in the open and invisible markets, the resultsindicate that:1) Land property right function possesses some characteristics, such as stability andindemnificatory, incentive, resource allocation, technical progress and high effectiveness offlexible transaction. At present, the property rights of collective land for construction existsscarcity of function in China, thus it is great necessity to explore the root of “same land, differentright” in urban&rural dualistic system.2) Horizontal and vertical value constitutes the value of collective construction land in themarket. In the vertical, the complete value of collective construction land consists of economicvalue, social value, ecological value, development right value and security value that set for farms’ rights. In the horizontal, land-value spatial distribution trend is consistent to the relevantdistribution feature of location center theory,since there are significant differences betweencommercial, residential and industrial land price in the study area. With the distance from thecentre increases gradually, land value declines step by step. As a result, land-value contours aredense in the central region and sparse in the fringe area. Land value changes along with thedensity and sparsity of the contours.3) Game model for the transaction of collective land for construction is constructed to analyzethe different strategic choices of four related subjects, including government, farmer, collectiveeconomy organization and the enterprises of land use in the open and invisible market. As astakeholder, the status corresponding to the farmer is relatively weak. The incomplete propertyright of collective-owned construction land leads to irrational distribution of incremental benefit inthe process of land transaction. Trading activities in two different kinds of markets greatlyinfluence the resource distribution and the interest related to subjects. Therefore, the purpose ofthe study is to provide scientific reference for profit distribution as a consequence of collectiveconstruction land entering the open market.
