With the improvement of people’s living level, the people’s request to the lifequantity is more and more high. Residential district as the carrier of production and life,its environment of comfort level directly affects the quality of people’s lives. Residentialquarter’s physical environment is directly affected by planning and design factors likebuilt form, space layout and so on,but planning and design factors are controlled by thedistrict planning indexes: floor area ratio, building density, green rate, etc. This articlemainly analyzes the physical environment of district with typical layout controlled bydifferent planning control indexes.This paperfirstlytheoretically analyzes the impact of community planning controlindexes to community planning and designfrom the planning and design specificationand Real estate enterprises level, and gains the corresponding relationship betweenplanning control indexes and planning and design factors through expert interviews.Secondly, through collection and analysis of project cases, demonstrates the relationshipand summarizes the rules of residential planning and design factors: built form, spacelayoutdistributing along planning control indexes:floor area ratio, building density andso on in the different area of the city: the central area, sub—center and the edge of thearea. Based on the rule, establishes the relation models of built form, space layoutwithplanning control indexes which reflect the reality of residential district.Finally, uses BIM software modeling typical district layout schemes with theestablished planning control indexes, adopts qualitative and quantitative method tosimulates and analyzes physical environment factors: thermal environment, windenvironment, and lighting environment, compares the pros and cons of different layout’sphysical environment, receives the general law that each layout effect on the physicalenvironment. The conclusion of this paper has a certain guiding sense to the prophaseplanning and design, sustainable design of urban residential district.
