Land is the premise of the city development and construction while land is alsothe language of city, is an important economic index. With the rapid advance ofurbanization, resulting in a huge demand for land, land prices gradually rise, causedwidespread concern in the community, people cannot live and work without fixedresidence. Therefore, studying of formation characteristics and influencing factors ofthe residential land price provide advices for countries to develop a reasonable policy,the stability of the real estate market. The18thCPC National Congress added economicconstruction in the overall layout of socialism with Chinese characteristics, urban greenspace construction is a main aspect of ecological construction. Then the study ofrelationship between urban green space construction and land price has theoretical andpractical significance.Based on reading relevant literature, the thesis combined condition of China urbanresidential land market and green space construction, put forward spillover effect ofurban green space construction to the residential land price, deeply analysis thespillover effect mechanism, provided basis for city construction managers.Firstly, analysed the overall level of China’s urban residential land price and greenspace construction, applied the method of cluster analysis divided into urban greenspace construction classy area, general area and poor area, studied the correlationbetween urban green space construction and land price. Results showed that in both theclassy area and poor area, they were closely linked.Secondly, analysed the main functions of urban green space, including ecologicalfunction, recreation function, landscape function, etc. Using externalities theory, renttheory, etc. discussed the spillover effect mechanism from view of supply and demand,need level of people, quasi-public goods essence.Thirdly, build a theoretical model of spillover effect basing consumer utility theory,and verified the model by city scale. The results indicated different features of urbangreen building has variable effects on residential land price, the overflow value indescending order: the virescence rate of urban area, landscaping constructioninvestment, greenery coverage ratio of the built-up area, ratio of ambient air qualitydays of built-up area, per capita public green area.Finally, the thesis took Xuzhou as an example, constructed model of residential land hedonic price model in the microscopic point of view, empirical studied thespillover effect of urban green construction to residential land price. Research showedthat from the parcel view, urban green space construction had a significant impact onresidential land price, the difference of the construction of urban green space led todifferences in urban residential land price.
