In1998,"Further Deepening the Urban Housing System Reform to Speed upHousing Construction Notice" released by the State Council, the age of Chinese realestate came, and commercial housing began play an important role in the industry.With more than a decade of steady high-speed growth of China’s economy, Chinesereal estate still has been the pillar industry among national economy, playing a vitalrole of China’s economy development. Meanwhile, a serial of housing quality issueshave emerged.Real estate, on the top of the pyramid of the construction industry managementsystem, its advanced management concept and management measures is the mostrepresentative in the construction industry, concerning of quality control, processcontrol or cost control. And excellent quality is the key for enterprises to wincustomers, establish and maintain the good company images. Therefore, projectquality control is the issue for the development of enterprises. Construction qualitymanagement of the real estate industry has changed from simple and single originalmanagement mode, gradually to the systematic, diversified management mode.This paper takes Kunshan Creative City Project as the research object, analyzingsystem function rule and influence factors of its development and construction qualitymanagement mechanism and discussing the optimization solution of the project’sconstruction quality management mechanism, with the particular practice of CreativeCity Project and the present situation of construction quality control management ofChinese real estate development.With the example of Kunshan creative city, first introduce the generalinformation of this Project and debrief the construction characteristics and currentconstruction quality status; Second analyze the project quality management planningwith the timing schedule of construction, including the pre-preparation, control duringthe process, quality control planning of completion evaluation and acceptance; Third,analyze the factors of current construction quality problems; Four, discuss theproblems exposed during the course of project construction, such as human factor,equipment factor, material factor, method factor and external environment factor; Five,provide the improvement of the project quality management, regarding topre-preparation, process control, product control, examination and acceptance, according to the consideration of current status and issues, and combining with thetheory of project quality management. And finally, make a conclusion and prospectsof the Project quality of construction methods.
