With the increasing of the real estate industry’s concentration and the continuousdifferentiation of real estate products, the complexity and difficulty of the real estateenterprise design management are dramatically increased. Design is a process ofresources integration, design phase is located in the front the value chain of the realestate development enterprise, the efficiency and quality of its resources integration isdirectly related to the development and strategy implementation of the real estatedevelopment enterprise, and also related to the formation of enterprise competitiveadvantage. For real estate development enterprises, the design work can be seen as a bigsystem contains many subsystems; In order to complete the design task, the interactionof information, technology, knowledge and capital etc. will inevitably proceed betweeneach subsystem, this leads to the of the interface design. The main object of designmanagement is the subsystem and system design interface between subsystems. Incontrast, power struggles and responsibilities prevarication more likely to happen in thedesign interface. Therefore, the effective management of the design interface canenhance the ability to integrate resources of real estate development enterprises, pushreal estate development companies to realize integrated management in the design phase,improve its design management capabilities, and core competitiveness.Through the study of the basic theory of interface management，thesis explored thetheory and methods of real estate development enterprises design interface，describedand analyzed the type, nature and primary interface of real estate developmententerprises design interface. And pointed out the necessity of real estate developmententerprises design interface management from objectivity, meaning and the impact ofdesign interface management. On the basis of the above research, through an extensiveliterature survey and analysis the perspective of interface management, thesis collatedand summarized the status of the real estate development enterprises designmanagement and design management interface, and find the root of many problems ofdesign management interface is inappropriate management of design interface. Thenthesis summarized the factors that led to the current defect of real estate developmententerprises design interface management through literature analysis and investigationmethods. And thesis designed a questionnaire to investigate the extent of the impact and importance of each factor, and identified the typical factors that cause problems of realestate development companies design interface management through factor analysismodel. Finally, the thesis combined the interface management theory and modelanalysis to build a framework of real estate development enterprises interfacemanagement，and raised specific management measures factors for typical issues in thisframework.The thesis regarded design interface as an independent management objects toanalyze and explore, in order to conduct effective management of this weak and thecritical aspects in the design phase. So that it can improve the degree of emphasis onreal estate development enterprises design interface management, and play an importantrole on the exaltation of real estate industry design management capacity.
