Housi-building Project Interface Management

The hugeness of the project,the complexity of the system and the participation of multiple industries and disciplines engenders a large amount of cooperation work within the project management,which greatly affects the quality of the project,impedes the project course,and wastes a startling amount of labor as well as materials.All said above makes the payback period extended and the investment yield decline.Many experts and scholars increasingly considered that the interface management has an important impact on the success of the project in the project management principles and methods of the research process.This paper analyzed the causes of the interface according to many features of housing construction projects.According to the interface problem of the regional location and the solution measures,housing construction project is divided into physical interface,contract interface,organization interface.According to the characteristics of project,the principle of interface management should have the characteristics of systemic management,full participation in management and the dynamic control management.The management of housing construction project in physical interface:it is generally used to set the processing level interface to split or connect in micro level;it is generally used to control the construction's order of each structural layer to control between the sub-projects and the subsystems of subproject;between unit engineering and the large-scale systems of sub-projects,because these systems and different body of construction and the tissue interface among different disciplines are interrelated,management and control of these interfaces require a combination of means of organization and management,like contract management,management system,management processes,special inspection and so on,to coordinate and control.The contract interface of housing construction projects based on dynamic management of the project life cycle.In the start-up phase of the project,project staff and stakeholders should take the characteristics of the project life cycle into full consideration depending on the scope of the objectives of the project to make an overall analysis of the contract interface of project.Before starting bidding of each sub-contract system they need do further consultation to finish the prior of standard sub-contracting work.The stage contract performance mainly use the first on-site meeting,the adjustment and optimization problems and the delivery and acceptance to do stage-managed.The tissue interface's decomposition of housing construction projects is based on the WBS.Different units manage the functional departments of the project which across several units based on the established construction,and that naturally forms the interactive and mutual WBS/OBS structure with the cooperating parties.The methods of interface connection and coordination is using workflow to associate different tasks' cooperative relationships in project department among organizations according to the UML Swimlane Flowcharts.Then the leaders need to process it by the method of the Joint Meeting or setting the Coordination Committee at all levels of decision-making.At the same time,by means of modern network technology to set up project information centers can effectively improve the efficiency of project organization,break down barriers to information transfer,reduce information viscous and transfer damping and increase the width of Management.Overall,the interface management of housing construction project is currently in the popular stage,and the basic principles and methods have matured.So the interface should be understood as an interactive range to carry out management and dynamic control.I hope that through the research and application of this article you can use the management interface to reduce unnecessary waste and loss,shorten the construction period of the project,enhance the efficiency of the project and create value for society.
