Post Occupancy Evaluation Of The City Elderly Community And Residence Under The Model Of Home Living Pension

At present, the countries and regions of the global population aging has reached72, and China entered the aging society in1999. Our country has issued relevant policy associated with the aged in our country to promote the development of the aging cause, and China’s family endowment community and residency will rise to become a new bright spot and hotpot in recent years, so the study of family endowment community and residency is of great significance.This thesis, taking the aging living in Beijing Oriental Sun City as the main survey subject, apply the post occupancy evaluation (POE) to build the home-care community post occupancy evaluation (CPOE) and residency post occupancy evaluation (RPOE) respectively, after the practical and theoretical use of family endowment community and residency and post occupancy evaluation. The former includes six criteria layers, such as base and planning design, site, traffic, environment, supporting service facilities, safety; the latter has seven criteria layers, including unit plane, inside set space combination, indoor within each room, unit traffic, residential space, construction equipment, indoor environment. Under each criteria layer, there are different indicators, and then formulate an implementation plan, questionnaire design, sample questionnaire to determine the amount of the final analysis. Finally, the thesis applies SPSS software and AHP and YAAHP software to analyze questionnaire data to calculate the weight of each index, and obtains the index score by the weight of each index multiplied by the average satisfaction, and then gets the urgent improved indicators by using the four-quadrant method and analyzes rationality of the results to put forward reasonable suggestions for improvement.Based on the idea of proposing questions, analyzing questions and solving questions, the thesis is divided into five chapters, including Introduction, the discussion of family endowment community and residency and POE, the construction and application of post occupancy evaluation system, the assessment report after the use of Oriental Sun City community and residency, and conclusion and suggestion. The main research questions include:how to construct post occupancy evaluation system of family endowment community and residency; how to design the satisfaction questionnaire of Oriental Sun City community and residency; how about the evaluation after the aged use of Oriental Sun City community and residency; how to analyze the result of the questionnaires after use; how to improve the design of Oriental Sun City community and residency urgently; how about the popularity of CPOE and RPOE; whether CPOE and RPOE can be improved.Eventually the urgent improved indexes can be fed back to the designer. The model of CPOE and RPOE not only suits for the buildings and residency for the aged but also can be used to evaluate the ordinary community. The method of weight analysis and the improved index can provide the reference for the study of POE in the future.
