The Implementating Study On The Design-build Mode Based On The Construction Leadership

Abstract:Design-Build mode is a management model that includes the contracting of design and construction. By using the model, we can promote the combine of design department and construction department, explore the potential of cooperation, resolve the problem of disjointing of design and construction, optimize the allocation of resources and save the cost. Nowadays, the design and construction general contracting is developing rapidly and more and more mature.The employ of design and construction general contracting is relatively late in China. It was used in some projects in last a few years. As a new contracting model, the employ is not quite perfect. But the superiority is clear. The model will effectively reduce uncontrollable factors that affect constructing, help control the risk of budget and audit. And for the construction department, it can be help in overall grasping, so as to optimize the independent design. In that way, the model makes it possible to lower cost and promote profit. With the rapid developing of design and construction general contracting, it will be a trend and direction in construction sector.This thesis discussed in three parts.:The first part concluded the tradition contracting method and revealed the existing problems. By using the method of comparison, It analyzed the advantages and disadvantages of the existing contracting model in China.;The second part introduced the process of bidding, contracting, deploy and secondary operations through a example named Nanhulu Xiangjiang Tunnel (a river tunnel). In the same time, it analyzed the risk and cost of the project, concluded problems like the disconnecting of design and construction, the dispute in constructing workload and the vague of responsibility;The third part summarized the experience and inspiration, proposed some suggestions, for example, enhance the communication of design and construction, refine contract condition, simplify the process of defray, complete the laws and regulations, to perfect the model of design and construction general contracting. The research will help mobilize the enthusiasm of general contracting entity, shows the significance in perfecting and spreading the design and construction general contracting.
