The rapid development of landmark high-rise buildings, has been widespreadconcerned in the community, it is not only the symbol of a modern city, but also moreimportant is the business card of a city and the symbol of the spirit,and it is the core ofthe city layout. One of the most important problems of the landmark high-risebuildings development project is to the complexity of its own characteristics in therisk of complications, on the other hand, the developed enterprises has the weakawareness of risk investment, so how to risk recognition and assessment, set up areasonable and effective methods of a perfect guarantee system, promote thelandmark high-rise development project’s investment enter into the benign loop isneeded to research.This paper firstly considering landmark high-rise building’s own characteristics,risk characteristics,differences from conventional building,we classified the riskfactors of landmark high-rise buildings to Two-dimensional. Systematically summedup the literature at home and abroad about high-rise building risk factors identification,combining the result of expert interview which have experience on green building inchina and based on life cycle theory of landmark high-rise buildings, the papersystematically identify the risks of decision-making phase, design phase, constructionphase, commissioning phase and operational phase of landmark high-rise buildings.The paper identified27risk factors of landmark high-rise buildings in all,establishingthe landmark high-rise buildings’s risks list. On the basis of the risks list, the researchmake the “high-rise building life cycle risk assessment questionnaire inchinaâ€.Secondly, questionnaire method was adopted to collect experts’ opinions onthe significance of landmark high-rise buildings risks. On the basis of this, AHP isapplied to rank the importance of the risks, the results showed that the clients shouldfocus on equipment installation risk,investment risk and project management riskcontrol. In this paper, corresponding risk response measures and recommendations,the specific risk control methods and measures are putting forward. A new model isestablished for the clients’ improvement of the client’s risk management level. |
