Study On Functional Changes Of Utilized Land In Beijing Old Urban Area 1949-2014

This thesis conducts a study of classification focusing on the old urban area in Beijing by the way of vector analysis on the historic maps according to the classification standard of utilized land in Beijing. It conducts a quantitative analysis on the land dimension and land border of old urban area in Beijing during the period from 1949 to 2014 for 65 years in order to explore their changes. It conducts a research work on the transformation cause and transformation regularity of all kinds utilized land by reviewing the historic changes of old urban area in Beijing. It assesses the developmental trend of utilized land of different purpose in future, makes a proposal and a prospect of city planning.This thesis is divided into six chapters. first chapter, a preclude, presents a general aspect of Beijing, determines the study objects and time-space boundary. Moreover, it reviews the available research groundwork and research achievements in our academic circle, and sets forth a study frame and study method. The second chapter studies the relevant theory of utilized land and transformation of old urban area. It studies the classical regularity of utilized land in metropolitan in aspects of the land location, the structure and the form of utilized land. It explains the theory and general method of old urban area formation drawing lessons from the International Charter and current trend. It selects and analyzes the experiences of Americans and Japanese in the developed countries how to do the metropolitan transformation and land utilization in order to elaborate the thereafter chapters in detail. The third chapter analyzes the affected factors of utilized land changes in old urban area of Beijing, which can be the main aspects of public rights, market and social culture. It points out the cause of overall changes of functional land in old urban area of Beijing. The fourth chapter sorts out the changes of utilized land in old urban area of Beijing during the period between 1949 and 2014, that is divided into five stages according to the available classification standard of utilized land, and it summarizes their changing process in each stage. The fifth chapter concludes the results of fourth chapter,tries to derive the regularity of utilized land changes, predicts the developmental trend in future and makes some proposals.
