Research On Urban Planning Of Redeveloped Area In Jinan

Beginning of the Longshan Culture and under development of Han, Tang, Ming and Qing dynasties, the city of Jinan has developed on a scale gradually. But in the 21st century, Jinan’s urban development faces with the syndromes of "old town" such as structural recession and functional recession, infrastructure insufficiency, inadequate protection of historical and cultural heritage, backward in public facilities, lack of regulatory mechanism, heavy traffic, etc.According to the subject on how to re-energize the city and meet the needs of the development of society and economy, Jinan has carried out the shantytowns of urban redevelopment and achieved to some extent based on the factors of the development of society and economy, industrial restructuring, transfer of production layout transform, urban construction improvement, etc. The achievement on shantytowns redevelopment has proved that the residents of old city hope to improve their living conditions. On the other hand it has proved that it is practicable to implement the shantytowns redevelopment.But Jinan is lack of a set of management strategies combined with economic, social and environmental benefit and a people-oriented Urban Renewal system according to the new matters engendered from the "incremental" development to "stock" redevelopment for the city, from economic growth pursuit to people’s livelihood improvement. So it is extremely urgent to upgrade the old city redevelopment.In this paper, I review the development process of Jinan city, combining with analysis of domestic and Urban Renewal theory and cases for the transformation of the old city of Jinan City.According to the former achievements and the problems we encountered, I focus on the issues of the urban renewal methods and implementation strategies, particularly driven by the social and economic development, industrial restructuring, production layout transformation, urban construction level and other factors. I analyze the Jinan Urban Renewal Plan and specialize in the case of the Guanzhaying District that is Jinan northern Railway station construction Integrated Urban Renewal Project. I have studied the reconstruction of major buildings, concrete planning of commercial complex planning, ground and underground transportation arrangement and other aspects in order to give reference to build and improve the construction of city renewal policy.
