In recent years, with the continuous development of our country’s economy, a lot of office buildings are built in major cities and the real estate is booming. In the construction industry, in response to the national strategy of energy conservation and emissions reduction,it is a common phenomenon that the energy consumption sub-metering and monitoring system is installed in large public buildings. More and more engineering practice cases are appeared around our country. Because the existing energy consumption sub-metering and monitoring system has many problems, such as the breakdown process not scientific, the energy consumption data not accurate and improper application, this makes it cannot reflect the real energy consumption of the large public buildings. These problems reflect the wrong understandings about the purpose and significance of the energy consumption sub-metering and monitoring system.According to the problems the existing energy consumption sub-metering and monitoring system, this paper proposes a modified system solution. Establish an energy consumption sub-metering and monitoring system, which has clear energy consumption data classification and accurate data analysis.For a branch, we can determine the equipment daily operation by monitoring the actual power consumption. By the comparative analysis, a feasible energy saving measure is put forward.This paper studies the energy consumption sub-metering and monitoring system of office buildings. The specific work follows:1. Explore the purpose and significance of the energy consumption sub-metering and monitoring work. Clear the main functions of this system——energy saving management and auxiliary diagnosis, and determine the technical requirements and structure characteristics of monitoring system.2. Summarize the domestic common sub-metering energy consumption data classification models and propose four principles which should follow when design a classification model, respectively the comparability, easy use, completeness and adaptability.The modified energy consumption data classification model for office buildings is given.3. Through the analysis of actual office building, the sub-metering technology is applied to practical engineering. The energy consumption sub-metering and real-time monitoring system of the Tsinghua Sarft office building is built. By the built system, the energy consumption data analysis of the optimization is worked and diagnose the running status of the building equipment.4. At the basis of many building diagnosis cases, we propose a saving energy diagnosis method which is suitable for sub-metering energy consumption data.And compared with the traditional diagnostic methods in the construction field, it proves the feasibility of the diagnosis algorithm.According to different structures of the office buildings, select typical practical cases to process and analyze. Based on different characteristics of monitoring equipment and measurement method, determine the energy saving and diagnosis method of office building energy consumption sub-metering and real-time monitoring system. Through the analysis of system monitoring energy consumption data, diagnose equipment energy consumption, which can provide forceful support for office building energy conservation.
