A Study On Cost Control Of The Ordinary Residential Real Estate Projects During Planning Stage

At present, the state has strengthened the macro-control of the real estate industry. That increases the survival pressure on the small and medium real estate enterprises. There are problems in them in cost management, such as the lack of the program, system and method of cost control, high cost expense indicator, high attention to process control, neglect of pre-control. Those result in lower net profit, slowdown in growth rate and capital chain tension of them, and even threat their survival.This paper aimed at small and medium real estate enterprises.Based on the combination of target costing and theory of quota design, this article will study on cost control of the ordinary residential real estate projects during planning design stage. A method of cost control is proposed, that is, building target costing and contract programming system. The key points and contents of cost control are pointed out by means of cost data of subprojects. The data of cost control indicators is put forward from both technology and economy aspects. It is proved by the actual cases that the project cost is reduced by7percent and the level of cost control is improved by using this method of cost control.There’re two innovations in this article. The first one is the innovation of the method of cost control. Build target cost and contract programming system based on the combination of target costing and theory of quota design during planning design stage. Convert target costing to cost control of specific contracts by the relation of target cost and contract programming. The second one is the indicator data in this article. Propose the economical technical indicator and cost indicators of residential real estate product systematically and fully by analyzing large amounts of cost data.
