A Research On The Cost Management Of Residential Real Estate In The Phase Of Design

With the development of the economics and the overall improvement of the standards of people's lives,the demand for residential projects becomes more than ever.Many real estate companies are building a large number of residential projects,hoping to get more revenue.However,during the period of the development of residential projects,the cost control is the key factor.The cost control of a residential project directly affects the company's economic efficiency,market competitiveness and sustainable development.Therefore,optimizing the project design to control cost is the only way to improve the efficiency of enterprises.As for the overall cost control of residential projects,the design stage is an important stage,which plays a decisive role in the overall quality,construction period,cost of residential projects.This paper begins with the background and research of the cost control in the residential project design stage,analyzes the current domestic and foreign research status,explains the significance and the method of this paper.Then it explains the identification process of the control factors of residential projects.The paper starts from the basic information,combines with specific identification principles,and finally gets the factors of the cost control.At last,it establishes the evaluation system of the cost control in the residential project design stage.This system uses the AHP to analyze the each key factors,then uses the fuzzy mathematics to carry on the appraisal,combines with the real project case to carry on the actual demonstration of the cost control model.This paper demonstrates the advantages of expert scoring method and fuzzy comprehensive evaluation method,and puts forward of relevant suggestions and measures after sorting out the influencing factors of the cost control.This paper combines the theoretical research with engineering practice in order to provide a set of reasonable evaluation methods for the actual cost control and improve the ability of cost control in residential project design stage.There are two innovations in this paper:Firstly,it establishes a factor system.Different from the current research,this paper divides the factors from the angle of technology,organization,economy and contract,so as to ensure the non-hybrid and non-repetition of the factors.Secondly,this paper chooses an innovative mathematical model.In this paper,fuzzy comprehensive evaluation method is adopted,which can be used for both qualitative analysis and quantitative analysis.
