As the country for the real estate policy regulation,the real estate market is more and more specifications,increasingly fierce competition,professional level is becoming more and more high,these factors make profit of real estate development project is more and more small.In such a severe competition,the real estate development enterprises must strengthen the effective cost management to improve their competitiveness and management level.Therefore,how to control and optimize the real estate development cost is a problem that every real estate development enterprise should face and ponder.Because the real estate development cost includes the land cost,the building installation engineering fee,the sale fee and so on.Due to the limited time of the writing paper,it is impossible to analyze and compare the total cost,and only select a certain amount for comparison.,although land costs accounted for the highest cost of land mainly affected by the government and the social economic development level,is not suitable for as the research object of this paper,so the selection of project cost is second only to the land cost of construction and installation cost were analyzed.This paper is used to compare and analyze the research methods of building installation costs.Firstly,this paper analyzes the challenges and market environment faced by China’s real estate industry,and introduces the significance of research on the cost control of real estate development projects.Then introduces in detail the cost control related theory and method of real estate development project cost control and using ABC real estate development enterprises in yunnan province cloud built high school project case respectively by the methods of work breakdown structure(WBS),earned value method and the kind of cost method carries on the detailed study,contrast cloud built school budget cost and actual cost of the project,find cost deviation the biggest position and phase.Furthermore,the main reason for the deviation of the cost is that the management of real estate enterprises is not in place and there is no closed managementbetween the participating units.Finally,it is pointed out that the corresponding management measures include internal management measures(comprehensive performance appraisal)and enterprise external management measures(the whole legal system between enterprises).The research results of this paper can provide reference for similar projects in the future,enhance the management capability of real estate development enterprises,and realize the necessary functions of the project at the lowest cost.
