The Research Of General Contractor’s Management Under The Condition Of Nominated Subcontracting

With the increasing size and complexity of the building in the construction market, and the accelerating process of building, subcontracting has become a essential link in general contracting mode.There are two kinds of sub-models, ordinary subcontracting and employers designated subcontracting. The later one is more popular in the international arena, and it has developed into a relatively mature system. In China, we learn from this approach in recent years with the frequent integration of international engineering. However, because of the special nature of our imperfect legal system and China’s national conditions, nominated subcontracting lack of appropriate guidance and specifications, a series of questions disturbed the normal market order and to give the participants, especially the general contractor, great losses.General contractor plays a vital role between employer and designated subcontractors as a connecting link. So we set up the chain-pole equilibrium manement model between the general contractor and the emplory, as well as the general contractor and subcontractors, and utilize the number of resources’ comprehensively using capability to reflect the participants’ ability of controling subcontract works. At the same time, it can also judge that the model is balance or not. The results shows that the model can explain whether the participants’ ability involved in a project to control the sub-projects has reached equilibrium or not, and find the negative running phenomenon in project process. By analyzing the key factors that can identify the cause of the imbalance, and proposing the adjustment method, general contractor can achieve the purpose of early warning and timely management. Meanwhile, this paper described the chain-pole equilibrium manement model in engineering practice. Finally, the general contractor can focus on possible issue under nominated subcontracting, and it may provide effective management strategies and recommendations based on the key factors.
