Study On Guangzhou Commercial Residential District Planning Based On Economic Analysis

To some extent urban planning is a comprehensively dynamic interest interaction between multiple subjects. This is particularly distinct on urban residential planning. In the field of urban planning, theoretically or practically, urban residential planning addresses problems based on government and public most of the time. However, what actually happens is that developers who purse interests are prior in development and construction of commercial residential. In terms of this, it is significant to learn how to do commercial residential planning based on developers requirements in order to compete better with others and increase the possibility of ideal communities construction. This is also the main research significance of my thesis.This thesis analyzes residential planning design impact on commercial residential development which can meet the residential functional requirements and social benefits, starting from the essence of developers to develop commercial residential. Firstly, study analyzes that planning design is mainly involved in the preliminary work of the development of commercial residential. It is the main content of this phase and also the basis for other analyses. In this process, it is the planning design which has a decisive impact on the economic benefits of the project. Secondly, starting from the two core components constituted economic benefits, costs and profits, study analyzes the main impact factors for costs and profits from planning design respectively.Analysis finds that the costs and profits of projects can be reflected in the sale prices. Thus, the impact on sale prices from planning design can reflect the impact on economic benefits to some extent. And the impact on sale prices from planning design is mainly reflected in the master plan design, selection and combination of floor heights and the overall unit layout, three aspects.In the end, combining with typical cases in Guangzhou, this thesis analyzes planning design impact mechanism for sale prices of commercial residential from three aspects, overall exterior design, selection of floor heights and unit layouts, and suggests a series of corresponding planning strategies to optimize residential economic benefits.This thesis is divided into six chapters. The first chapter identifies research objects, goals and significance, considering that real estate market tends to be rational and does not pay attention to economic benefits of commercial residential. At the same time, it illustrates domestic and foreign relative researches theoretically.The second chapter describes the content and process of the development of commercial residential, and analyzes the role of planning and design process as well as its impact on the economic benefits of the entire development process.The third and fourth chapters analyze the main impact factors for the commercial residential economic benefits from the planning design based on costs and profits respectively.The fifth chapter is the core of this thesis. It builds the planning design impact mechanism for residential sale prices in an independent project based on the overall exterior design, selection and combination of building heights and unit layouts: using expert rating to reflect the merits of each factor of residential unit planning design; using the distribution of average prices to reflect sale price changes of residential units; analyzing both two to come to two series of quantitative data and qualitative description; at the end, summing up the impact law for residential sales prices from planning design. Lastly, in sixth chapter, this thesis presents a series of corresponding planning strategies.
