Aiming at planning & design of commercial residential district (PDCRD) in current China, and having studied actual cases developed by mainstream real estate development enterprises, this paper surveys and analyzes design goals, evaluation criteria, influencing factors, implementing measures taken in PDCRD, and then sums up the author’s research conclusion on PDCRD oriented by value analysis.Firstly, the status of residential district planning and architectural design, especially the cases of residential projects of mainstream real estate development enterprises, urged the paper to conclude that the current goal of PDCRD must be to maximize integrated value of the project.Secondary, having analyzed the universality of value philosophy, value orientation and value judgment of real estate development enterprises, summed up is the main evaluation criteria on PDCRD based on people-oriented philosophy and thought of general equilibrium among social effect, economic benefits and ecological effect.Thirdly, summed up systematically are various influencing factors which may impact the goal and evaluation criteria of the value maximization of PDCRD, and analyzed in especial detail are the factors which impact the implementation of the value of PDCRD, such as customer demand, land characters, status of enterprise, policies and specifications, planning conditions, production situation, etc..Next, summarized is a methodology for really implementing the people-oriented philosophy and evaluation criteria, which brings forward concepts saying as better adaptation for all, more in integer, higher in part, premium increment, innovation optimizing, as well as other specific strategies to achieve the specific goal of the integrated value maximization of PDCRD in eyeshot of planning and designing.Finally, by studying some of actual cases of real benchmarking estate development enterprises, the concept on balance between people-oriented planning principle and value maximization is further clarified.
