Investigation And Study On The Built Environment Of The Commodity Housing In The High-tech Zone, Xi’an City(2000-2010)

The development of the commodity housing in China began in the late 1980’s and early 1990’s. The reform of the housing allocation monetary policy made our country housing come into an age of market circulation. From the village pilot project to a demonstration project, and to the development of housing projects, until the comeprehensive development of the commodity housing in the new century, residential area planning and design in China has made the remarkable achievements, and the living environment of the residents has been improved significantly. under the background of the smooth operation of all of the government’s macroeconomic regulation and control policy, and the continuous improvement of the market environment, the development of residential district, Xi’an City, also gradually enter ed into the blissful circumstances. Especially the High-tech zone, as a new economic growth pole in Xi’an city, the residential district planning and construction has become the wind vane which is leading residential district construction and development of Xi’an city. Also, it accumulated some valuable experience in planning and design.This thesis takes the commodity housing in High-tech Zone of Xi’an city as the research object and researches the residential built environment deeply. Firstly, picks up ten commercial residences as the typical cases, and analyses them systematically from the three aspects of the basic survey, the overall planning and layout, residential material space system. Secondly, in based on the cases study, taking the affecting factors of residence planning layout as a starting point, compares horizontally the planning and design of the typical residence, from the residential district scale morphology, planning structure and layout, overall spatial organization, network of roads and parking system, public service facilities configuration, landscape create patterns, residential community space organization. At the same time, taking the time as the clue, combs vertically the development of the commodity residential district in the Xi’an High-tech Zone and summarizes the features of the planning and design. At last, the problems of the residential district in Xi’an High-tech Zone are summarized, and four optimization principles and five improvement strategies are put forward.Studying and researching of the dissertation is to get the first-hand information of residential district in Xi’an High-tech Zone and summarize the rules and characteristics of planning and design of residential district, and provide some suggestions and references for residential area construction in High-tech Zone and Xi’an city in the future, in order to promote the development the sustained and healthy of Xi’an’s settlements.
