In recent years, as the constantly promoting of China ’s reform, opening up and thevigorously processing of China ’s urbanization, the real estate industry that has been anunprecedented development gradually grow up to become a pillar industry of China’snational economy industries. However, there are many companies in China ’s real estatemarket with good or bad uneven, especially in recent years, the government hasincreased macro-control on the real estate market, along with the constant improvementof the mechanism of China ’s real estate market, Real estate development andmanagement need and must be more scientific and better. Cost management is a keyfactor in the real estate development and management aspects, The formation of acomprehensive and scientific cost management has important significance for the gooddevelopment of China’s real estate market.This paper looks at the supply chain of the real estate development, elaboratingsupply chain cost management strategy with the focusing of the supply chain of the realestate development. The writing ideas of this paper is:beginning with analysis of thestatus of the development of China ’s real estate industry, including the development ofthe market and the development of China ’s real estate enterprises, further illustrate thesensitivity of our government for the regulation of the real estate market and themacro-control of the real estate market in China,theoretically demonstrated cost controland management in China ’s real estate development from the point of view of thesupply chain.Then introduce the industrial production supply chain theory into realestate development, Form a supply chain including materials and equipment suppliers,planning stage units, design units, real estate developers, contractors until thecomposition of the real estate consumer; Proposed cost management strategy which putReal estate development companies at the center of the integration of all aspects of thesupply chain; Strengthen awareness of cost control on each node in the supply; Breakthe total target cost into the responsible departments, realizing the fine management ofcost in supply chain system, in order to achieve greater profit margins and marketcompetitiveness. And further analysis of the bullwhip effect in supply chain productionat the cost of real estate development, validating the necessity of considering the supplychain cost management and control as a whole strategy in real estate developmentthrough the establishment of Kalman filter model, and then it makes a qualitative analysis of the main control factors of cost management. At the last, the paperemphasizes the importance of the supply chain cost management on the current stageand points out the deficiency and limitation of itself and the direction of future efforts.
