BIM (Building Information Modeling) technology was firstly proposed by the Autodesk Company in 2002, which was spread rapidly in the world and has been widely recognized by the industry. In our country, BIM has changed the construction industry work together. Government, in the 2015 year the Ministry of Housing issued the "Guiding Opinions on Promoting the building information model," which clearly pointed out the application rate of the BIM technology projects and requested the participants. This guiding provides a platform and soil to the rapid development of domestic BIM technology.Building operations management theory system and practice in foreign countries is already quite mature. there has been such Archibus, international real estate consultants "five" and other mature operating service provider. They are able to provide high-quality integration of space resources and the ability to reduce operating costs to the global. Domestic construction operations management development is late and this area of study is now stopping over the stage of concepts and theories. At the same time engineering practice is also less. However, the current building information model with integration of rapid development which help to enhance the promotion of building operation and management capabilities to make the most economic value.This paper describes the concept of building information model and the corresponding software by the method of literature research and practical project case, which introduces the definition of building operations management, functions and application content. Mainly we do the following three aspects of research:(1) The content and definition of BIM based management and building operations--we propose management integration of space combined with the concept of the value of BIM by analyzing the shortcomings of the construction project on the operation and management to show the prospects and value of architectural projects operational prospects under the BIM technology. (2) The based frame of building operation and maintenance management system platform based BIM--we select reasonable platform by analyzing the operation and maintenance management needs and describe the operation and maintenance platform logic architecture, which build a better platform from the functional principle. (3) The data constituting of technology building operation and management based on BIM--we propose the key factors which make the constitute operational management platforms including facilities objects, space objects, etc. At the same time, we combine with the operational requirements for optimization and lightweight model to build management platform and give theoretical framework to build operating platform.(4) Combined with engineering cases --through practical engineering cases, we explore the feasibility of three kinds of methods of operation to provide analysis to enterprises and other demand-side.Through the above four aspects, paper want to express and spread the idea of BIM and management and building operations based BIM to make the more companies and participants understand the importance of operations management. By the theory and practice, the paper completely expounds the possibilities and the difficulties in the presence of building operations management based on BIM, so as to provide a theoretical reference for the operational management of the building.
