| With the development of urbanization and the expansion of city size, the increasingly severe traffic situation has beco4e an important problem hindering the urban development. The urban rail transit is the main mean to solve the problem of urban congestion because of its characteristics in fast speed,high accessibility, large transport capacity. The comprehensive development of subway station underground space has gradually become the focus of attention in the major cities. Whether its commercial value can be fully excavated or not, to a large extent, depends on the condition of its business development and management.Beijing is one of the earliest cities in domestic subway construction, and until the end of 2015 has built 18 operating lines. The size of the total operating mileage is only second to Shanghai. In 2020 planning of Beijing rail transit, the operating mileage will be up to 900 km and achieve full coverage in the center of the city. Subway construction is under rapid development but the commercial development of underground space is relatively slow, and the size of the development as well as the business operating format is far behind some domestic and foreign cities owning good development of subway commerce for the sake of dissatisfactory performance of commercial advantages of rail transit and ineffective behavior to convert subway passenger flow into commercial flow.Based on the background of Chinese rail transit construction wave and combined with the development status of domestic and international metro commercial space development model, this paper collates and analyses model forms and characteristics of metro commercial space development. Taking Beijing Rail Transit subway station field as the study object, this paper makes a detailed analysis and statistic of the subway station scale, layout of format and the forms of commercial exploitation of the region. It finds out the problems of commercial development of the subway station field and proposes appropriate recommendations for improvement. |
