The Study Of Subcontract Management Of Construction Enterprise Under The Pattern Of General Contractor

Under the situation of rapid development of social economic and the constant high requirements and strict standards from the customers, the professionalization of construction industry has been improved continually with the social pace. As an allocation pattern that takes social resources into better rational and more high efficiency, construction subcontract has been booming development, which not only improves professional level and efficiency of labor, but also urge the enterprise to improve their core competitiveness. Our country is a developing county and infrastructure will be rapidly developed in this period, subcontract commonly exists in every constructions and plays a powerful role.This thesis starts from the view of general contractor and takes subcontract management of construction enterprise under the pattern of general contractor as an object of study, in order to provide some suggestions for subcontract management to be more normative, efficient and healthy, and apply it into practical constructions by the optimized suggestions and measures to achieve satisfactory outcomes, this article will aim at the current situation and problems of subcontract management, to optimize subcontract management from three aspects, which are to take advantage of value engineering to optimize the subcontractor, and establish the subcontractor list of qualified,which provide a channel for general contractor to take a high quality subcontractor as partners in the future; to standardize the system of the management of subcontract from six aspects, such as bid, sub-contractor confirmation, sign of contract, agreement management and information feedback, and maintain it by using dynamic means of management; to train on improving potency dimension of implementation to insure the contract management can be implemented strictly, to coordinate the relationship of subcontract management by the means and ways of contract relationship, selection of persons of information communication, unequivocal principals of communication, open up communication channel, and put information of communication into practice.
