For construction enterprise, cost management as one of the three management tasks of construction project management, is very important. And as the construction units, how much of the cost of capital is one of the most concerned problems, particularly the direct cost in construction phase, which needs to be closely concerned. The accuracy and timeliness of the cost forecasting can directly influence the capital investment of the construction project, which will affect the profits of the enterprises at the end of the project. Cost forecasting effectively can help enterprises to make the use of funds reasonablely, it is conducived to achieve the goal of economic, enhance the competitiveness of enterprises in the whole construction industry. In addition, with the rapid rise of China’s economy, science and technology, in the face of the fierce market competition and the increasingly complex structure, enterprises need to forecast cost effectively to fight for a place in the construction market. But at present the cost prediction work has not been highly valued by the construction enterprise, and the existing cost forecasting method has some problems, such as low efficiency and low intelligence, and it has not formed to be a complete prediction system. In addition, the arrival of the information society brings greater challenges to the construction industry. BIM technology emerges as the times require, its application opens up a new direction for cost prediction, which is helpful to achieve cost prediction effectively.BIM is a platform of variety software technologies, not only can achieve the 3D visualization of the architectural engineering model, but also realize the integration and sharing of data, participation and coordination of the work and so on through the model has built. In the process of cost prediction, the introduction of BIM technology solves the problem of cost prediction more cotnveniently with the help of the functional advantages of BIM technology.In this paper,cost prediction is selected as the research object, a new method of cost prediction based on BIM technology is proposed through reading a lot of literature, summarying existing deficiencies of cost prediction method, choosing appropriate methods,means and corresponding software.(1)Research on the dynamic query of engineering quantity based on BIM technology. BIM technology is introduced, then this paper will introduce the research status and function of BIM technology briefly, and use Revit modeling software of BIM platform, omplete the project dynamic query with the help of NavisWorks software platform.(2)Study of unit price forecasting based on BP-ANN model. This paper will predict price of labors, materials and machine through combining the BP-ANN model, understanding its working principle deply, mining the advantage in data fitting and prediction, collecting price data, establish artificial neural network model, learning and training the sample. Multipling quantity and the unit price will get the direct costs.(3)Cost forecast system is constructed based on BIM technology.This paper will combine advantages of BIM technology and BP-ANN theory,construct cost forecasting system based on the powerful database on BIM platform, and overview the basic structure, system functions and the work flow and so on of the system furtherly.(4)Case study of construction cost forecasting method based on BIM technology.The method will be applied in Changshu Gold Civil building, the direct cost prediction of the engineering construction phase will be detaily descripted, which will provide the help for the cost management and control.
