Research On Construction Cost Control And Application Of Housing Construction Project Based On Contract Management

As China's market economic system continuously improved,the trend of world economic globalization,Chinese construction market competition intensified,require the construction unit to the project construction projects continue to increase,profits continue to decrease,but the increase in construction risk.Therefore,the quality of cost control is directly related to the level of economic benefits of the project,and then determines the ability to improve the core competitiveness of construction units.In this paper,the construction unit based on the perspective of contract management of the impact of cost control as the research object,combining theory and practice,the engineering construction project contract management theory and cost control theory based on the research results,from the angle of contract,mode and effect of the project cost control is studied,and combined with the actual project application of the theory of empirical analysis.Summed up the contract as the core,with the contract to guide the cost management model.First of all,Through the questionnaire survey,this paper investigates the status of contract management of several projects under construction in Chongqing City,clarifies some problems existing in contract management,and sums up the five influencing factors of these problems for cost control.Secondly,illustrates these factors for the cost function,through the gray correlation analysis method to rank the importance of the five factors,the importance of descending order of contract quotation,contract claim,contract supervision system,contract changes,contract valuation type.And then put forward the improvement measures for these five factors,for enterprises to reduce construction costs and increase income has brought significant results,and then through the cost control of the five process links,comprehensive put forward the contract management for each link improvement measures.Finally,according to the second chapter summarizes the cost control process,combined with a comprehensive building M project in Jiangjin District of Chongqing City,Through the analysis of cost forecast,cost planning,cost control,cost analysis,cost accounting and cost assessment,the paper deeply studies the contract management needs to improve in the process of project cost management.Thus,it provides reference suggestions for the contract management of construction units in the similar engineering construction process in the future.Finally,the article puts some suggestions on the current situation of cost control in our country.
