Analysis Of Housing Marcket Price Information Based On Data Mining

Currently, the government authorities are concerned about the price level and the rationality of project contracting. Whether there is market manipulation in the bidding process? To solve these problems, it is necessary to establish construction project bidding transaction information analysis system, and use Big Data technology to analyze the bidding price, factor price and professional engineering price. Then supply and clean up the analysis results timely. In addition, using Big Data Price to assist the bidding evaluation, and compared with price which published by the government, not only can monitor the market transaction price level, but also warning the abnormal phenomena in bidding.Market price information analysis contains macro-analysis, detailed analysis and deviation analysis. Macro-analysis includes the different project market price, the different bidding price in same project, and time series analysis of market price. Using robust statistics analyze the overall level of bidding price, and it shows that the difference between Turkey-estimate price and bidding price presented normal distribution. The Hedonic Model reveals the influence of different factors on the price level and the corresponding hedonic price. Detailed analysis includes structure of transaction price analysis, artificial cost information analysis, and the consumption of labor and main materials analysis. From the perspective of the above analysis helps to identify the tender offer whether below its cost, and perfect the content of the cost information. Deviation analysis includes the strategy of bidding, whether the tender offer is below the cost, and the characteristics of colluding bid prices. In order to reducing the tender offer, bidders mainly by reducing profit margins, labor and main materials price and consumption. The outlier identification technology plays an important role to indentify whether tender offer below cost. The collusion offer is mainly for cover and rotation.Finally, this paper use case study method to analyze the constitution of the bid price and the characteristics of collusion offer.
