In recent years, with the accumulation of wealth and the improvement ofpeople’s living standards, people’s needs of managing their wealth and achievingwealth preservation and appreciation become more and more intense. Trust is one ofthe oldest financial system, its advantages has been gradually recognized by people,plus the bonus of the system, the trust industry has developed rapidly in recent years,so far, it has exceeded10trillion in size. And real estate trust is one of the main partof the whole, yet the risk is relatively big in this area, therefore, the research riskcontrol of real estate trust has very important practical significance. Theoretically, onone side, path dependence of trust has brought benefits to the industry, on the otherside, it’s not good for the longterm development of the industry, what we should dois to determine and accurately measuring the risk, improve the awareness of riskcontrolling of employees, improve the technology and quality.Except for the introduction, the paper is divided into three chapters.Introduction is the summary of the background and significance of the proposedresearch topic, theoretical tools and research methods, the basic idea and theinnovations and shortcomings of the thesis.Chapter One is an overview of the theory, including the origin and developmentof trust, the basic structure of trust, the trust path dependency theory, the basicprinciples of real estate trusts and its market conditions, and a brief analysis of thecharacteristics of the real estate industry.Chapter Two analyzes the risk of real estate trust, including risk classificationand risk measurement methods and models.Chapter Three analyzes the risk control measures and risk approaches ofmanagement with richful cases of real estate trust, along with a brief analysis of thepossible future of the real estate trust risk controlment.
