Financial lease refers to that the lessor for a tenant’s rent to purchase an asset according to the contract, and then lease the asset to his client for a specified period, which equal to the life of the asset. China’s Modern Financial lease began in reform and opening up in 1980s and in recent years it has been getting into a stage of rapid development. With the steady development of China’s economy, urban mass transit construction plays an important role in the development of economy and people’s life. But Chinese economy is in the period of transition and the later stage of the economic crisis, the construction of urban mass transit is facing the great pressure of huge demand for founds but financing difficulties. In addition the use of financial lease in China’s urban rail transit construction is unsatisfactory. So it is the significance of the application and development of financial leasing in the construction of urban mass transit. This article aims to explain the theory of finance lease and the status of urban mass transit, and thus a way of case studies in finance leases of urban mass transit.Section of this paper is as follows:The first part discusses the research background. Although the urban rail transport industry develop rapidly, there is a lot of financial pressures and at the same time while the Finance lease goes well, its application is not sufficient; The second part analyzes the characteristics of financial lease and urban mass transit in theory; The third part gives patterns of financial lease which applies to urban mass transit as well as the development of finance lease in our country. And by analyzing the cases to get the causes and solutions of finance lease application problems in China’s urban mass transit enterprises; The fourth researches the advantages of financial lease applies to the pattern of PPP of urban mass transit; The fifth part is the summary and failings of this paper.
