Research On Cost Control Of A Project Development In Shanghai Jiading

With rapid growth of Chinese national economy,housing consumption has become a hot spot and a new economic growth point. It also offers a good opportunity to real estate development enterprises. In the past two years,social and economic environment of the real estate industry has been changed a lot. The real estate market is becoming more mature and the competition among real estates corporations is fiercer than ever before. A developer must find a effective way to take advantage of lower cost in its projects for survive and grow. Only in this way can a company maintain its competitive power. Therefore,cost management in development projects is a key to manage and operate modern real estate company.In this paper, I use a combination of theoretical analysis and empirical research,then through the current research, the concept of real estate development project costs,cost structure, cost control and analysis methods. Then a project in Shanghai Jiading is currently in the development process of cost control aspects of the present situation and existing problems are analyzed, and finally in view of the problem one by one put forward the corresponding improvements.The purpose of this thesis provide theory guides for real estate development project,and decreace cost of real estate company to increase their competitiveness.
