Chinese current economic growth rates decline,and the real estate development slow down, and the policies of resources saving and environmental protection,and country requirements the industry development mode to be shifted from extensive to intensive,which have made it significant to optimize the structure of the real estate industry to solve the current industry development bottleneck, and the housing industrialization production model is an effective way to solve the current problems in the real estate industry. But now, the development of housing industrialization is very slow, the most important reason is the low participation of real estate development enterprises. The main problem that restricts the development of real estate enterprises to participate in the housing industrialization is the high cost. Residential project development cost of the housing industrialization mode is higher than the cost of traditional residential development project, which leads real estate development companies are reluctant to develop real estate projects which use the housing industrialization production model. With the gradual promotion of the housing industry,the research on the cost issue is gradually increasing. But no more people want to analyze the development cost and benefit compensation of residential projects which in the housing industrialization production mode,which from the perspective of real estate development enterprises.Aiming at this problem,On the basis of analyzing the composition of development costs and the usage cost in real estate development projects, the thesis analyzed the components of incremental costs in residential housing development and incremental benefit in the process of residential usage of the residential project,which in the housing industrialization production mode. Define the elements of incremental cost and benefit. The thesis developed the benefit- cost ratio model from the value-effect ratio model, and applied the benefit- cost ratio model to evaluate the value of housing industrialization, which provided an effective method for evaluating incremental costs and incremental benefits. Then, by using the net present value as an economic and technical evaluation indicator,it can validate the analysis results of the benefit- cost ratio model. Finally, the thesis introduced the actual project as a case and analyzed its incremental costs in the development process and incremental benefits in the usage process. And use benefit- cost ratio model to analyze whether the project can use the housing industrialization production mode instead of the traditional residential production mode.The analysis of incremental costs and incremental benefits and the building of the benefit- cost ratio model provide a simple and straightforward method for real estate development enterprises,who want to select the housing industrialization production mode.IT will help real estate enterprise to participate in the implementation of housing industrialization and be helpful to the development of housing industrialization.
