The development of China's housing industrialization is mainly driven by the national policy,most of which are prefabricated concrete structure,prefabricated parts,component parts and complete decoration,and less research on the whole industrial system,and lack of fine management for housing industrialization.Based on this background,supply chain technology can not only improve the management accuracy of housing industrialization,but also form a new industrial chain.Therefore,based on the theory of supply chain,this paper analyzes and studies the cost and benefit of housing industrialization.On the basis of in-depth study of relevant theories,this paper first defines the relevant concepts,and puts forward the application of supply chain management to the housing industrialization,explains the whole housing industrialization supply chain system and the characteristics of industrial housing supply chain.On the basis of the theoretical research,from the perspective of the housing industrialization development process,the structure model of the housing industrialization supply chain is constructed,and the real estate developer is chosen as the core main body of the supply chain.Based on the life cycle cost of residential projects,this paper analyzes the cost of upper,middle and lower reaches of the real estate project supply chain and the internal cost of the real estate developers respectively.And uses the mathematical modeling method of multi-objective linear programming to establish the cost accounting and control model of the supply chain to analyze the cost of the housing project.At the same time,the benefit evaluation model is established to analyze the benefit of housing projects under the application of supply chain management.In addition,in order to ensure the operation of the whole supply chain system,four kinds of operation mechanism of cross organizational cost management based on supply chain are set up.In order to promote and control the implementation of the whole supply chain system,four kinds of comprehensive implementation paths are put forward.Through the case study,it is proved that the supply chain cost accounting model can reduce the total cost of the whole project under the view of the whole life cycle.It mainly lies in eliminating the no-value-added operation in the construction process of the house,thus bringing more profit distribution for the node enterprise,which shows that the application of supply chain management has obvious advantages in housing industrialization.In addition,the operation and implementation of the whole supply chain management system are promoted and guaranteed by establishing four kinds of management operation mechanism and four kinds of comprehensive implementation path,and the application of supply chain in industrialized housing is studied in depth.
