Comprehensive Benefit Analysis And Evaluation Of The Housing Industrialization

In the 90’s of last century, in order to solve a series of problems about huge energy consumption, serious environmental pollution and labor shortage in the construction industry, learning from the experience of Japan, Britain and other developed countries, our country has introduced the building mode of Housing Industrialization. By reference to the concept of manufacturing, construction industry creates a new way of prefabrication and hoisting site to build houses, which can actually solve the different problems in the development process of construction industry and achieve sustainable development of construction industry.Different from the traditional cast construction mode, Housing Industrialization has changed the construction environment of traditional wet operation and greatly reduced the workload of cast work in the site, which can not only minimize the resource consumption and the damage to the environment in the construction phase, but also improve the residential construction labor productivity and ensure the quality and performance of residential products. But after years of development in China, the housing industry is still very narrow range of applications, and the main cause of its slow development is the comprehensive benefit of industrialization is not clear, which leads to developers prefer to use the traditional way of housing construction at the expense of the environment. Therefore, in order to mobilize the enthusiasm of enterprises to the industrialization pattern, thus achieving its large-scale promotion in the country, this paper studies the overall efficiency of the housing industry from the following two aspects.The first step is qualitative and case studies. According to the implementation of industrialization project in many cities, analyze the comprehensive benefit of industrialization from the three aspects of economic, environmental and social benefit. And each benefit analysis bases on its three main stages of residential product life cycle, namely the construction phase, the use phase, the remove the recovery phase. Firstly, according to the overall development of the housing industry, analyze the specific circumstances of a particular benefit at all stages; secondly, through concrete cases of industrial projects, list the detailed indicators of each stage and make the simple data analysis; finally, propose the advantages and shortcomings of housing industrialization in this current benefit system.The second step is quantitative evaluation. Through the research about the domestic industrialization projects, combined with years of industry research literature, in accordance with the above-mentioned industrial analysis ideas, list 17 evaluation index from the economic, environmental and social aspects, clear the meaning of every index and establish the index system of comprehensive benefit evaluation housing industry. On this basis, using the questionnaires and AHP determines the weight of each index in every benefit system, form the overall weight list of comprehensive benefit. Eventually, according to many industry projects research data, divide the industrialization benefit evaluation into different ranks, utilize the set pair analysis theory, select the connection entropy to evaluate the housing industry’s economic, environmental, social and comprehensive benefit, calculate the specific grade of each benefit.
