With the State Council on the strengthening of commercial housing market regulation, and the level of economic development in Putian City, Putian City real estate industry into rapid development period, commercial housing construction area and sales area has increased year by year, the turnover of commercial housing developers showed a steady growth state. But careful analysis of the real estate market in Putian City, is not difficult to find in the performance of the back, housing quality and reputation is gradually reduced. The reason mainly lies in two aspects: first, strong rigid demand of Putian City, to promote the existing number of commercial housing and schedule were unable to meet consumer demand, developers blindly pursue increased the amount of neglect quality, resulting in market of commercial housing quality complaints events gradually increased; second, lack of supervision mechanism of the government and the market, developers in the pursuit of profit to reduce costs, in the construction process in the existence of Jerry building, shortening the working hours of the phenomenon, resulting in housing in the process of quality problems occur frequently in use. It also increases the consumer satisfaction. Therefore, in this context, how to improve the customer’s housing satisfaction, how to balance the relationship between the quality and efficiency of commercial housing, should be from what aspects to improve housing quality, become the important problem of Putian City commercial housing enterprises urgent need to address.In this paper, using literature reading, questionnaire and so on the method of combining theory and practice based on the related discipline knowledge such as economics, psychology, architecture, in Putian City commercial housing development present situation, the problem such as customer satisfaction study, by constructing the evaluation model to evaluate all aspects of Putian City commercial housing quality, the following conclusions:(1) To evaluate commercial housing quality is required from the core value, physical value and added value in three aspects, including the construction quality, family structure, supporting facilities, community environment, geographic conditions, property management, and value factors, etc.;(2) The fuzzy comprehensive evaluation method is the most appropriate way of evaluation of commercial housing quality situation, use this way to build a evaluation model, evaluate the Putian City commercial housing quality, the result is consistent with the subsequent questionnaire;(3) The different consumer disposable income disparity between the evaluation results of commercial housing quality, the high income consumers the highest satisfaction of commercial housing quality, the lowest of low-income earners satisfaction, and property management and facilities were not satisfied at this stage the consumer segment;(4) The level of education of different consumers evaluate the result of the commodity house also difference obvious, bachelor’s degree of consumer awareness of the commodity house is more ideal, its satisfaction of commercial housing quality is relatively high, but its property management and sale of commercial housing price satisfaction is low, less satisfied and master degree and above in consumer place to focus on the humanistic environment and supporting facilities.Finally, combined with the result of questionnaire, this paper concludes that the current Putian City commercial housing quality satisfaction a result that is not ideal, and different level consumer groups of commercial housing quality concerns have very big distinction. Commercial housing developers and the relevant departments in the development and regulation of commercial housing market must be specific investigation, and understand the specific needs of different consumers, to develop more commercial housing consumer satisfaction. Therefore, the author hope that through this article research, provide feasibility of Putian City commercial housing developers to improve housing quality reference, is also expected to help to more domestic commercial property developers.
