With the rapid development of China’s economy, it has brought a great deal of opportunity for the development of urban green space such as public parks, the construction of urban park green space construction can minimize the negative impacts caused by the rapid development of city. What’s more, it plays an important role in improving city image and investment environment. In addition, it can create a more comfortable living environment for urban residents. However, the huge ecological, economic benefit and social benefit brought by the construction of urban park green space is difficult to be quantified due to the lack of the role of market. However, this problem results in the overlook of the real value of the construction of urban park green space. Therefore, it has great theoretical and practical significance to study the relationship between the construction of urban park green space and the increment of urban land value.Based on a review of domestic and foreign literatures, this thesis analyses the mechanism of the construction of urban park green space on land value increment. By employing the principle of hypothetical development method and market comparison approach, we divided the land value increment(contributed by the construction of urban park green space) from the house price. This work lays a foundation for the establishment of the land value increment model of the construction of urban park green space.First of all, this thesis takes three typical parks from Nanning, Xuzhou and Shanghai as examples and uses the comparative analysis method to explain the external manifestation between the construction of city park green space and land value increment. It can be concluded that there is an internal connection between the city park green space construction and the increment of land value.Secondly, after the analysis of driving factors(such as elements of the investment value, the supply and demand of value-added) of incremental value of urban land, this thesis uses differential land rent theory, supply and demand balance theory and externality theory to discuss the mechanism between the construction of urban park green space and land value increment from the perspectives of land location, supply and demand and quasi-public goods essence.Thirdly, the weights of main indexes reacted park green space construction are selected by Delphi method with a purpose of reducing the dimensionality of data. The results indicate that the contributions of different indicators of park green space constructions to land value increment are different from each other, their sequence is in an order of park green space area > investment level > tourist capacity > green ratio.Finally, this thesis developed two models for evaluating the influence of the single park green space and park green space attribute on land value increment. We take a single park green space(Jinlinghu park green space) and multiple park green space(31 park green spaces of Xuzhou) as examples respectively. The range of influence and the incremental value of urban land were analyzed by statistical method and Kriging Spatial Interpolation method. In addition, a model for explaining the relationship between the construction of the park green space and the incremental value of urban land was established on the base of regression analysis. The results show that the influence of a single park green space on land value increment is limited by the distance between the land location and park green space; and the different influence of each park green space on land value increment is related to its own area, investment scale and other indicators.
