As early as1998, Chinese government had proposed measures to constructindemnificatory housings for low-income people. Until now,10years have passed by.Indemnificatory housings have already been an integral part of our current housingsystem. In recent years Chinese economic and real estate market develops very fast. Inthis trend, the indemnificatory housing system also adjusts itself constantly. Now thissystem includes economically affordable housings, capped-price housings and publicrental housings etc. Based on present situation and prospect in cities and towns in Chinamainland, by comparing with the development of Hong Kong’s real estate market, it isnot hard to find that in the future Chinese urban housing structure will be a double-tracksystem, consisted by commercial housings and indemnificatory housings.Indemnificatory housings will play a more and more important role.In recent years, public rental housings have already come into being an importantpart of indemnificatory housings. Since2010, a large amount of public housings havebeen constructed and put into use in Chongqing. As the tenants move in, their commentson these housings, the property management there become more and more significant.While now days in China, all the property management regulations are aimed atcommercial housings. No regulation is related to public rental housings. Further more,the differences between commercial housings and public rental housings, in residents,housing properties, and scales of community etc, make it impossible to use commercialhousings’ property management regulations directly on public rental housings. As aresult, it is necessary to survey on the public rental housing residents’ satisfaction ofproperty management, for enacting better regulations, further profiting the system ofpublic rental housing.In this thesis, based on the concrete situation of public rental housings inChongqing, by referring to foreign literature, I framed a system to test the residents’satisfaction of property management in public rental housings. In order to know theproperty management situation comprehensively, I collected data in eight aspects: thegreening and clean-keeping, the management, the maintenance service, the vehiclemanagement, perceiving prices, satisfaction on property management, residents’complains and loyalty. I did on-site surveys in public rental housings in Chongqing.After collecting and organizing data, I used SPSS software to test the validity of the data.According to the data, I calculated the satisfaction indexes for the propertymanagement of Chongqing public rental housing. Generally the satisfaction is“Basically satisfy”. In all the indexes, the highest score is68.64, lowest57.21, whichshow that the residents are not so highly satisfied with the property management. Thereis still a long way for public rental housing management center and propertymanagement companies to improve their services Also, in this thesis, by analyzingvarious elements related to property management and verifying them, I made somesuggestions for a better qualified property management in public rental housings inChongqing.
