In the21st century, with the acceleration of urbanization, urban population growth and economicdevelopment have enjoyed an increasing demand for urban land, and put forward new and higherrequirements on the supply and use of urban land. Whether to consider undesirable outputs factors in thecalculation of urban land-use has an influence on the evaluation of China’s urbanization process andland-use efficiency.In this thesis, we regard the efficiency measure as the starting point, then through scientificevaluation of land-use efficiency measurement and its influencing factors verification, which based onthe perspective of undesirable outputs, we expect to improve supports for government branches bothon theoretical and practical significance, in terms of taking measures to alleviate the contradictionbetween supply and demand of urban land, inhibition of excessive pollution of the environmentcaused by undesirable outputs, and so on. The main research work and conclusions include thefollowing aspects:(1) Proposed a framework of land-use efficiency based on undesirable outputs. Aimed on thedeficiencies of using a single indicator or composite indicators to measure a country’s or region’sland-use efficiency presented in the existing literatures, we proposed introducing undesirable outputsinto the framework of total factors, and researched the problem of urban land-use efficiency basing onthe above framework.(2) Analyzed China’s urban land-use status from the perspective of qualitative and quantitative.Firstly, determine the overall trends on the perspective of temporal trends and spatial differences, andclarify the overall changes of urban construction land and the differences between regions. Secondly,construction land will be introduced as a separate element of C-D production function, and thenexamine China’s economic growth dependence on resources. Lastly, from the perspective of theEnvironmental Kuznets Curve, inspect the relationships and characteristics of Chinese urbanizationand environmental pollutions.(3) Proposed a group of land-use efficiency models based on undesirable outputs. Usingenvironmental production technology and directional distance function, we developed three types ofmodels. Single model of economic efficiency which only considering reduction of undesirable outputor expansion of desirable outputs; Two-stage efficiency model which achieving the increase ofdesirable outputs firstly and then reducing undesirable outputs; Dual-target efficiency model whichachieving the increase of desirable outputs and reduce of undesirable outputs simultaneously. (4)Analyze the impact factors of Chinese urban land-use efficiency under spatial perspective.Integrate the idea of spatial association into the research framework, describe the stylized facts ofagglomeration using spatial statistical methods and verify the existence of spatial effects of land-useefficiency. Constructed a spatial econometric model based on panel data, and conduct empiricalregression and analysis of the relationship between land-use efficiency and its six influencing factors,namely economic development, land investment intensity, industry structure, level of urbanization, R&D investment and openness.
