Earth-shaking changes have happened to the real estate market in China after its developmentof more than30years, especially the vigorous development in the golden decade (1998~2008).Represented by Vanke, large real estate enterprises have been on the development road of large-scale, regional expanding and diversified from the former extensive mode relying on landappreciation. More and more small and medium-sized real estate enterprises embark on this road ofdevelopment one after another. But some problems appear in the development process of the realestate market at the moment. In order to ensure the smooth running of economy, the governmentbegan to regulate and control the real estate industry. With the acceleration of regulation andcontrol, dramatic changes happen to the market environment and the competition in the industry isintensified. Internally, there are strong requirements of transformation and upgrading. In this case itis very important to do thorough research on the internal and external environment of enterprisesand make development strategies fit for enterprises.This paper studies on the strategies could be adopted in the current macro-control situationthrough analyzing the strategic options of Ningbo Real Estate&Urban Construction InvestmentEstate Company. Analyzing the current external environment factors influencing the real estatemarket, as well as the competition situation in the industry, it summarizes the external environmentfactors and changes influencing the development of Ningbo Real Estate&Urban ConstructionInvestment Estate Company through. Combined with analyzing the internal environment ofNingbo Real Estate&Urban Construction Investment Estate Company, this paper adopts SWOTanalysis to get the strategic measures which are fit for the current market situation and giveconsideration to the company restructuring. It is concluded that the strategies fit for enterprisesshould be doing deep ploughing in Ningno market, meanwhile, grasping opportunities to makereform and transformation, strengthen themselves, and save more power for the future regionaldevelopment. It plans a management platform with strengthening management as the core of futurecompetitiveness, with management measures including organizational restructuring, virtualorganization building, knowledge management, meticulous management, information construction,strategic management of the Balanced Scorecard and so on as assistances. This paper provides references for other companies of the same type with the strategic options of Ningbo Real Estate&Urban Construction Investment Estate Company.
