In the context of development of national land market and improvement of the market system,the land market of Chongqing also has entered the development stage of marketization.The globalfinancial crisis has brought a great impact on the land market of Chongqing,which made the landtransfer market move into a new stage of recovery and development.Commercial residential land isan important part of business land and important support for the development of the real estatemarket.Its transfer amount, which could comprehensive reflect the overall situation of commodityresidential land market,is the result of market supply and demand and other factors workingtogether.Finding out the factors affecting the transfer amount of commercial residential land couldhelp to design reasonable and effective land supply plan and meet the actual demand of themarket.By doing this,it is possible to avoid structural surplus and realize the balance of marketsupply and demand,which is important and necessary for commercial residential land market ofChongqing main city zone.This research first analyzed literature home and abroad to get deepunderstand of the concept related to land transfer market and the theories of sustainable landdevelopment,“market failure”for land and“government failure”for land.Based on literature reviewand those theories, the research studied the mechanism of land market affected by the market andgovernment and find out the factors affecting market supply and demand from two aspects,landmarket mechanism and government behavior in the land market.According to the analysis,there arefive factors,including macroeconomic,institutional factors,policy planning,social developmentand the real estate market.The research applies principal component regression to study the transferamount of commercial residential land of Chongqing main city zone and the main indicators of thefactors above.The factor of policy planning was quantified by expert.It was concluded thatmacroeconomic,institutional factors,policy planning,changes in industrial structure and populationgrowth all have a positive impact on the transfer amount of commercial residential land ofChongqing main city zone.In these factors,macroeconomic has greatest impact and market systemis the prerequisite for the healthy operation of market.Besides,land prices,real estate sales and realestate sales targets as little effect on the amount of land transfer....
