Under the current land system,it is urgent to improve the land supply system.The reform of residential land supply methods,which related to people's livelihood and national plans,has become a hot topic for domestic scholars.Based on the study for the development of the residential land supply system,residential land supply and demand,and the construction land market,this thesis combines the multi-agent land supply models at domestic and abroad to define the connotation of the multi-agent land supply,sorts out the main models of the multi-agent land supply.Besides,it analyzes the participants of the multi-agent land supply.Through game equilibrium theory to game the distribution of the benefits participants who participate the multi-agent residential land supply,as well as analyze the balance of benefits distribution between in the multiagent land supply model and the government supply model with the help of Lorentz curve and Gini coefficient.In the end,using the economic benefits of the “Old Town,Old Village,and Old Factory(Three old)Transformation” cases in Guangdong Province verifies the game equilibrium of the benefit distribution of the multi-agent land supply model.The following conclusions are drawn from the study:(1)Unbalanced residential land supply and demand affect the urbanization pattern.Through studying the status of residential land supply and demand and the construction land market,we know that the residential land supply and demand in the country is an imbalance,as well as there is a strong demand for rental housing in super cities and strong demand for rigid housing in megacities.To increase the level of urbanization,all cities and towns attract populations,actively expand residential channels,and stimulate the local economy,thereby affecting the urbanization pattern.(2)The multi-agent land supply effect adopted by domestic and foreign countries promotes the reform of the residential land supply system.According to the literature analysis,in addition to the government land supply,the original land property owners,rural collective economic organization,non-real estate enterprises,enterprises,institutions,and social groups are also the main components of land supply.The main methods of supplying construction land are the redevelopment of construction land,rental-housing in collective land,rural construction land marketization,and farmland conversion.The main land supply model is government-led,government-market joint,and self-led.The support of multi-agent supply,multi-channel ensuring,and multiple development models has accelerated the reform of the residential land supply system.(3)The distribution of benefits in the multi-agent supply of the residential land reached a game Nash equilibrium,which promoted the development of the multi-agent supply of residential land system.Through the game of the multi-agent land supply model and the government supply model,the distribution of benefits shows that the Gini coefficient of the multi-agent land supply model is 0.2796,and the Gini coefficient of the government supply model is 0.4686.Obviously,the multi-agent land supply model has reached a game Nash equilibrium,and the distribution of benefits is more balanced.Therefore,it promotes institutional development.(4)The practiced case confirmed that the multi-agent land supply can be reached the game Nash equilibrium and each participant has reached its own interest.According to the economic benefits of the case of the multi-agent residential land supply,the Gini coefficient of the case is 0.2935.It is shown that the distribution of benefits is balanced,and confirmed the game Nash equilibrium.The government simplifies the administration and decentralization,reducing financial burdens and investment risks.The value of the land assets of the original landowners has been manifested,thereby obtaining the corresponding land value-added income.The capital investment of real estate developers is reduced,the development cycle is shortened,and their capital profits remain basically unchanged.
