As a high risk, high input, and high return capital-intensive industry, a real estate organization requires abundant fund to ensure its normal operation, and therefore, the capacity of capital raising is of vital importance for the real property industry.After several times of vigorous macroeconomic control, the central government and the related departments have issued a series of policies and actions to tighten bank loan for the real estate. From25February2010when the reserve against deposit was increased by0.5%, there have been plenty of actions being carried out.These measures combined with the current restrictions of purchasing and credit brought unprecedented effects to real property industry, and even huge challenges to those small and medium-sized enterprises. The first part of this assignment introduces the background, purpose and the significance. The author hopes to help the small and medium-size real estate enterprises to combine and compare the finance channels in depth, and finds out the proper ways to them; the second part analyses the recent real estate market both in the Chinese market and Chengdu market to measure the status for finance channels in the future.; the third part analyses the kinds of finance channels in advantage and disadvantage, to put forward different projects which must be found out different proper finance channel. The fourth part analyses the risk of the finance channels and describes how to control it; the fifth part describes the project "A" how to do finance channels in the different stages; the last part gives some suggestions for the small and medium size enterprises.This assignment tries to give a good suggestion for the small and medium size real estate enterprises to find out the proper ways to do the finance channel through use the market analysis method, statistical method and case study method after researched the huge literatures, theory; then this report will analyze different financial resources, compare their strengths and weakness, and attempt to seek for benefits for the organization under current circumstance. Hence, the most suitable way of capital rising can be found to put the business into a virtuous circle and finally to achieve its expected target.The weakness of this report only focuses on the ways of finance channels for the small and medium size enterprise, it does not do the researches for the huge real estate companies, especially how the REITS will develop in China in the future.
