| Bus station is an important part of the urban public transport system, withconvenient traffic, lots of people, business gathering, relatively complete publicfacilities and other features. Urban public transport system is part of the urban publicutilities. Bus station provides products and services between private goods and publicgoods，it has public welfare and public, the services provided by the Bus station belongsto quasi-public goods services in the public utilities. Its core purpose is to meet theneeds of social public interests. Urban public utilities has public welfare, then busstation services provided must be of good quality, affordable, plentiful, moreefficient,distribution uniformity characteristics. Current bus stops providing productsand services do not match their welfare requirements, and public interest is difficult toachieve through market mechanism, it requires extrinsic motivational factors regulationand guidance. So this paper goes to research from bus station economic point value ofproducts and services related.From a regional economic perspective this study measures to increase bus stationeconomic value, is based on the bus station’s economic value, try to explain therelations between influenced factor of the bus station economic value and regionaleconomic development. Through adjusting regional economic environment and regionalresources to improve economic value, add bus station economic value, promote regionaleconomic balanced, coordinated and sustainable development, add the efficiency ofregional resource allocation, improve overall economic efficiency, increased socialwelfare, better meet the needs of social public interest.Bus station economic value depends on the economic value creativity of its own; itis impacted by the regional economic developmental environment for the bus serviceradius. The regional general benefit of the bus station service radius，which includesregional economic benefit, regional ecological benefit, regional social benefit, allworked for the bus station economic value.Bus station economic value means the economic value created by current regionaleconomic developmental environment.To improve its economic value must optimizeregional resource, so that to improve the regional economic development environment,to improve the utility of regional resource allocation efficiency. On the onehand,guided by the central place theory and theory of location of this article, this paperdetermine bus station economic factors affecting the value of index system based on investigation, document, expert evaluation method. Then, applying the AHP method todetermine index weights of the various factors. Lately, this paper evaluated theeconomic value status of the28bus station, analyses on the variation of its economicvalue using comprehensive evaluation method based on seven impact factor which aretraffic conditions, location, surrounding facilities, flow levels, economic conditions,natural and social environment, urban planning.On the other hand, this paper learned from real estate and land valuation methodsto calculate economic value of each bus station. The last, based on central place theoryand location theory, the paper try to explain the relations between increasing the busstation’s economic value and improving regional development environment, promotingbalanced, harmonious and sustainable development. try to make the public utilitiesserve the people, serve the region’s economic development.The article divided28bus stations of Xiasha Eastern into four levels based on busstation economic value evaluation score. The first level is80-70scores, the second levelis70-60scores, the third level is60-50scores, the fourth level is50-40scores. Thispaper analysis advantages and disadvantages of each site’s impact factor, and improvethe impact factor. The last, It tries to increase the efficiency of resource allocation, triesto make the public utilities serve the people; serve the region’s economic development. |
