The phenomenon of China’s financial institutions’"out of agricultural" is very serious,leading to Household Economic losing blood severely. This has seriously hampered thedevelopment of production and the improvement of peasant life. Farmers’ funding needscannot be met because of the failure to provide collateral. Few of the farmer’s property aresuitable to act as collateral, and the homestead is the most important one.However, our legalhas many restrictions on the residential mortgage land loan and circulation, making thehomestead mainly playing social security function, but not playing its property function. Withthe development of society and the economy, restrictions on the transfer and mortgage notonly led to the homestead inactivity and profligacy, but also hindered the financing channel offarmers. So not only conducting residential land loan can alleviate the situation of farmers’lacking of funds, but also able to optimize the allocation of resources and revitalize farmers"sleepy capital ".Currently, residential land loan is still in an experimental phase, the pilotfocused on a higher level of economic development region. Henan is one of China’s majorgrain producing areas, and it is an agriculture and populous province. Henan farmer has a lotof money demand, and lacking of funds has hampered the economic and social development.Residential land loan loans in Henan province started lately, having less experimental areas,developing slowly, which requiring the detailed research of the regional residential land loan,especially empirical research.In this paper, based on reference to relevant the residential research results at home andabroad, the author performed a theoretical analysis and put forward the hypothesis.Based onthe summary of the theory, the author put forward some factors, which may have an impact onthe willingness of farmers, such as education level, household population, family size, familyincome, number of family-owned homes, the distance from the town and so on. In the modelselected, because of the farmers’ will be a dichotomous dummy variable, generally cannot beused multiple regression analysis to study, so the author uses Logit regression model.Thissection mainly conducts an empirical study that analyzes the willingness of the farmerparticipating in the residential land loan in Jiaozuo, Henan Province. Based on the theoreticalanalysis and hypotheses, the article uses the Logistic regression analyzing the correlation between the willingness of the farmer and the independent variables. Finally, Jiaozuo as themain grain producing area’s representatives is compared to other experimental regions.The conclusion of the study shows that:(1)41%of grain production areas farmers arewilling to participate in the homestead mortgages, while59%of farmers are not.(2)thesignificant factors affecting farmers homestead mortgages wishes are: farmer’s age, Is thereborrowing in the past year, the proportion of agricultural income, distance from the town, landusing permit, learn the homestead policy, rural social security.3Compared with other regions,homestead mortgage features of grain production area are:Willingness of participating inmortgage is weak;High social risk; Policy system is imperfect; More funds for livingexpenses.
