Research Of Household Cultivated Land Transfer Willingness And Transfer Model

The behavior of the farmers as the internal factors influencing the land circulation,the cultivated land circulation has very important role in cultivated land circulation decision making.Cultivated land circulation patterns as the external factors influencing the land circulation,which is the main factors influencing the farmer cultivated land circulation will and attitude.Diversity and suitability flow patterns has a great influence on the cultivated land circulation efficiency.The region should be combined with its own conditions to choice the reasonable rural land circulation patterns.Based on the related literature and collection of the opinions of experts and scholars,on the basis of land property rights theory,Marx’s land rent theory,institutional change theory and the theory on urban and rural harmonious development as the basis of influence factors of cultivated land conversion and the basis of model choice.Based on researching the related literature,through defining the right of land ownership and the right of land contractual,putting forward the land management rights.Using Logistic model analysis for the 193 samples data from questionnaire survey,the results are as follows :(1)The main factors influencing the farmland transfer out households,including occupation,education level,family population,transfer objects,and compensation standard.(2)The main factors influencing the farmland transfer into households,including age,occupation,family population,the number of labor,whether there is a transfer agreement and compensation standard.(3)The influencing factors of cultivated land transferred out and into are not completely consistent,but are related to the agricultural income.Suitable and high efficient land circulation pattern is the key to increasing the income of the farmers.(4)Finally,on the basis of Jiaozuo different degree of agriculture development,divided Jiaozuo into agricultural sideline production area and agricultural professional area.Farmers in agricultural sideline let cultivated land management flow out to intermediary organizations or collective economic organizations,collective economic organizations and intermediary organizations continuous farmland leasing after landconsolidation.Farmers of agricultural professional areas let cultivated land management to contract with a stake in,in order to realize the rent and capital income and promote the farmers income.
