Under the background of vigorously promoting urbanization in China, the expansion of the space of cities and the rapid expansion of population, haven’t only brought residential real estate in cities an opportunity of the booming, but also have brought challenges to the development of urban transportion. It will become the accelerator of urbanization process and promote the rapid, healthy and sustainable developemt of social economy, if urban transportation development can be coordinated with residential real estate in a residential area. However, in reality, we often see that there is the lack of coordination between their development processes. For example, urban transportation development is lagged behind residential real estate developmet seriously in a residential area, which will cause residents travel inconvenience; On the contrary, residential real estate developmet is lagged behind urban transportation seriously, which will lead to the less of traffic flow and result in the waste of certain traffic resource. Therefore, it is necessary to emphasize the coordination between urban transportation and residential real estate development in the process of development. Whether or not coordinated development of them, has a great influence on the ease of urban living and the sustainable development of socio-economic.Standing on the reality in Harbin, this paper conducts research on the coordinated development of urban transportation and residential real estate, basing on general system theory, coordinated development theory and grey system theory. Firstly, this paper will analyze concepts, features, compositions and interaction relationship of urban transportation and residential real estate development systems deeply, and point out their coordinated development connotation with coordinated development theory, which lays a theoretical foundation for the later research. Secondly, this paper will make anlysis on the general development of urban transportation and residential real estate development in Harbin respectively, and point out problems and deficiencies in their development. At the same time, to provide the basis for later analysis, this paper will make qualitative analysis of coordinated development between them according to the coordinated development connotation which pointed out above. And then, this paper will establish the evaluation index system, and calculate the comprehensive development level of urban transportation and residential real estate development in Harbin by ME-PP model and evaluate their change trend. Based on that, this paper will build the quantitative analysis model of coordinated development between urban transportation and residential real estate development in Harbin, and quantitative evaluation results of their overall coordinated development are obtained by calculating their coordination degree, coordination development level and the index of coordination development level trend. Then it will introduce GM (1,N) model and grey correlation model that comes from grey system theory, and analyze the interaction between urban transportation and residential real estate development and the correlation intensity of inherent influence factors deeply. In addition, this paper will establish optimization model using the method of nonlinear programming, and find the optimization control path of further promoting coordinated development between urban transportation and residential real estate development by using MATLAB to solve the model. Finally, on the base of qualitative and quantitative analsis, this paper puts forward some recommendations to prompt coordinatied development between urban transportation and residential real estate development in Harbin.
