With the improvement of urban planning system and its strengthen affection, alsowith the raising of land marketing level, the interaction between urban planning andthe development of real estate becomes more and more remarkable. But for theresidential space planning under the market mechanism, there are no mature theoryand successful practical experience for us. Aiming at it, the thesis studies thedevelopment's influence on space distribution planning, and brings forward a goodmethod for the residential space planning under the market mechanism.The thesis discusses the residential space of Tianjin City. It studies the theory ofurban planning, the development of real estate of Tianjin City, the development'sinfluence on space distribution. Thinking of the development history, the presentstatus, the qualification and the goal of residential space of Tianjin City, and usingexperiences of several big cities of our country for reference , it showes a reasonablespace distribution planning of Tianjin City in the future.Besides describing the existing condition of the residential space, the thesis alsopays attention to the essence behind the phenomenon and the intrinsic reason.Therefore, on organizing the material, it lays particular stress on marshaling andcoordinating the data. While analyzing the development of the real estate of TianjinCity, the thesis predicts and analyzes the development of real estate of Tianjin Cityscientifically by using idiographic index, statistical data, gray prediction theory andfuzzy synthesis evaluation. It also demonstrates the connection between thedevelopment of real estate and urban planning precisely by calculating and analyzingthe practical data exactly.
