Ltd., as a large China Poly Group Holdings state-ownedreal estate companies, it is the operating platform of China Poly Real Estate Business,and has national level real estate development Qualification. From rent years,especially from the2014development trend of the traditional real estate industry,market expectations are not optimistic. Even some of the real estate developmentcompanies fall into in troubles that the industry needs to find a new breakthrough andrevenue growth, and then Tourism Real Estate becomes a hot investment, attracts alarge influx of funds.Tourism real estate, as China’s emerging industry, has the characteristics of longinvestment cycle, large scale and high risks. But its practice in China has only juststarted and the theory system is not so mature that pre-planning and choices ofdevelopment model is directly related to the success of the project. After a detailedreview of tourism Real-Estate development pattern, this paper presented an analyticalframework for tourism Real-Estate development pattern, which is based on thetourism real-estate related concepts and of the existing four development model inchina, and internal and external environmental analysis and SWOT Scoring model.Based on this analytical framework, we analyzed Poly tourism real-estate external andinternal environment, applied the SWOT Scoring models to make an assessment ofPoly tourism real-estate development model and specific project model. finally, wemake an optimization proposal for Poly tourism real-estate development pattern.
